Description:

Daniel & Company, Inc. was selected as Construction Manager for the Pre-Construction and Construction Phases of the “Basement to Balustrade” restoration of the Nation’s oldest continuously occupied Governor’s residence. The project consists of major historically accurate restoration of the facility including new mechanical, electrical and plumbing systems; installation of a new fire protection system, ADA/Handicapped Accessibility features such as elevator, parking, entrance and rest facilities. The work includes major renovation to the Service and Residence Levels to incorporate necessary services for the operation of the Executive Mansion and to efficiently allocate space in the Residence area. In addition, the work includes a new West Gate, North Addition, and renovations to the Carriage House and Cottage.

The project is made more challenging by the extremely compressed schedule for completion of the work.

The Guaranteed Maximum Price (GMP) included Contingencies for both the Owner and Construction Manager in the following approximate amounts:

Savings in the actual cost over budget allowed for work items and Construction Manager contingency resulted in the Owner changes for project enhancements to be completed within the GMP.
